Serramonte Del Rey Parcel B

Brookwood Partners led the design and entitlements of Parcel B which was fully approved in Q1 2024. The mixed-use project consists of 201 market rate units, 6,000 square feet of neighborhood-serving retail and Overlook Park providing much-needed open space in Daly City.

CUSD Faculty & Staff Housing

Brookwood Partners is leading the design and entitlement effort for 60 units of faculty & staff housing in the center of Half Moon Bay for the Cabrillo Unified School District. Housing will be built in two phases and include one-, two-, and three-bedroom units to serve a variety of households and families. The project also includes a consolidated warehouse and corp yard facility.

Serramonte Del Rey Neighborhood

Brookwood Partners led the design and approvals of the Serramonte Del Rey Neighborhood which was approved by the Daly City City Council in Q1 2024 and will provide more than 1,100 much-needed new housing units in the San Francisco Peninsula. The project will provide 150 low- and very-low income units, and more than 900 market rate and moderate income units. It will also include neighborhood-serving retail, a Head Start preschool facility, and almost two acres of publicly accessible parks, open space, and recreation trail.

The project will redevelop underutilized land owned by the Jefferson Union High School District into an asset generating a long-term revenue stream for the District’s General Fund. The 22-acre former high school at the Serramonte Del Rey campus will be transformed into the newly reimagined walkable and bikeable Serramonte Del Rey Neighborhood. The school The project integrates the existing 122 units of faculty and staff housing for JUHSD employees into the mixed-use neighborhood.

The entitlement effort led by Brookwood Partners includes a new Precise Plan with objective neighborhood design standards, a General Plan Amendment, Development Agreement with the City of Daly City, Affordable Housing Agreement, and certification of the project’s Environmental Impact Report.

The Principals of Brookwood Partners have been Strategic Advisors to the Jefferson Union High School District (JUHSD) since 2017 and continue to advise the School District on a variety of real estate and development matters.

JUHSD Faculty & Staff Housing

Brookwood Partners was the Development Manager to JUHSD for 122 units of faculty & staff housing, leading the design, approval, environmental review, and start-up operations at the completion of construction. The project was completed and occupied in 2022 and has been featured as a new model for addressing educator housing needs on national television news broadcasts.

JUHSD, as with many school districts and community college districts in California, was faced with tremendous challenges in recruiting and retaining faculty and staff due to the high cost of housing in the region. As a result, Brookwood helped the District utilize its surplus property to provide high quality workforce rental housing that serves its faculty and staff by offering below-market rents.

The merits of the project have been proven since, for the first time in many years, JUHSD has been able to successfully recruit and retain teachers and staff for all open positions in the District.

Pacifica School District Faculty & Staff Housing

Brookwood led the project design and approvals of 70 units of faculty and staff housing for the Pacifica School District on the site of a former elementary school. In 2023, the City of Pacifica Planning Commission and City Council unanimously approved the project. The entitlements approved include necessary rezoning, an associated Development Agreement with the City of Pacifica and certification of the project’s Environmental Impact Report.

The project consists of two phases of 45 units and 25 units respectively, ancillary facilities, associated parking, and improvements to adjacent soccer fields.

PSD’s objectives have been driven by the need to attract and retain the best-qualified faculty and staff for the district and the high cost of housing in the region.

325 Seventh Street, Oakland

Brookwood Partners was the development advisor to the owner of 325 Seventh Street, a mixed-use project consisting of 26 stories totaling 380 units of housing and 9,000 square feet of retail in Oakland. Brookwood Partners’ involvement includes contributing to the redesign of the entitled project including refining the program, unit mix, and layout. Additionally, Brookwood Partners engaged in the approval of the updated project, selecting consultants, detailed financial analysis, and project capitalization.

325 Seventh Street is a transit-oriented development located in close proximity to two BART stops at the intersection of Lake Merritt, Jack London Square, Chinatown, and the downtown Oakland Civic Center.

Uptown Oakland Mixed-Use

The partnership of Monarq Group and Brookwood Partners is developing an urban-infill, mixed-use high-rise project in a transit-oriented area of Oakland.

2500 El Camino Real, Santa Clara

Brookwood Partners was the development advisor to the owner of 2500 El Camino Real in Santa Clara during the design, environmental review, and approval effort for the project consisting of housing and a hotel.

255 Cypress, South San Francisco

A Collaborative Public Private Partnership (CP3) with the City of South San Francisco for a market rate residential infill development. The five story mixed-use project, designed by Gould Evans Architects, includes four stories of housing over a ground floor retail podium. Enclosed parking for residents is provided.

Poly Canyon Village, Cal Poly, San Luis Obispo

A 35-acre expansion of campus development with related infrastructure of roads and utilities, 2,676-bed student housing, a campus village including retail, post office, services and swimming/recreation area, and having a total of 820,000 gross square feet.  

The program also included two large structured parking garages for 1900 vehicles and the off-site construction of new College of Agriculture facilities including a state-of-the-art feed mill and a 20-acre Beef Unit (Bull Test Facility).  

The student housing component is made up of four, five and six student apartments.  Amenities include quiet study rooms, seminar rooms and laundry units. Apartments are clustered around the Village Center.

Salesforce, San Francisco

Brookwood provided corporate real estate management advisory services to Salesforce, much of which is covered under strict non-disclosure agreements. The client has authorized that the following information may be disclosed:

Brookwood provided services in connection with site selection, due diligence, land acquisition and development planning of the proposed Salesforce headquarters.

Subsequently, Brookwood provided management services in support of Salesforce for the design and entitlement phases of its proposed Mission Bay campus.

Brookwood has served as a management consultant to Salesforce,  providing guidance and advice for processes and procedures for the company’s global real estate function.

Brookwood also provided oversight of the developer’s work on behalf of Salesforce as the anchor tenant for the 350 Mission building in downtown San Francisco.
